MVSA create visionary mixed-use neighbourhood

Tenderstream member MVSA Architects, VMX Architects, and DELVA Landscape Architecture Urbanism are celebrating the completion of The Pulse, a visionary development in Amsterdam that integrates high-quality residential, commercial, and public space. Developed by VORM & EDGE, the 61,000 sq m mixed-use project features two distinct towers — one dedicated to office space, the other to residential use — joined by a public-oriented plinth, in an overall design that aims to exemplify the city’s highest standards for housing, sustainability, mobility, and nature.

The 95m office tower is a modern skyscraper with an angular, gleaming glass façade, setting a new standard for sustainable, open-plan office spaces in the Netherlands. The contrasting 85m residential tower evokes Amsterdam’s distinctive architectural heritage through brick facades, bay windows, and sculptural, staggered volumes in the tradition of the Amsterdam School. The plinth contains commercial and leisure facilities, while light-filled public areas at street level feature bars and cafés open to residents and visitors alike.

An urban forest offers views of the city centre along a ‘floating path’, situated at a height of 35m between the towers. As well as providing an attraction for residents and visitors, the forest reduces heat and contributes to biodiversity within the highly urbanised area. Across the whole development, the 360-degree landscape design includes a park, roof terraces, and biosolar roofs, reinforcing Amsterdam’s green credentials while providing opportunities for recreation.
