Progress on landmark regeneration scheme in the heart of Mayfair

Tenderstream member AHHM, alongside Audley Property, CO-RE, and contractor Mace, have celebrated the topping out of Lansdowne House in London, marking an important milestone in delivering a landmark regeneration scheme in the heart of Mayfair, London. The event celebrated the building and construction progress showcasing the new building, which has achieved the highest standards for sustainability and wellbeing, targeting BREEAM Outstanding and WELL Platinum.

The redevelopment will provide 225,000 sq ft of modern office space across 10 storeys, set to be occupied by Blackstone for their European Headquarters. The 14,000 sq ft  ground floor will contact retail units and restaurants, while a forward extension of two storeys to the façade and a lengthened top canopy will integrate a double-height auditorium which will serve as a hub for events and collaboration. New amenities include an outdoor rooftop terrace that incorporates greening and biodiversity, balconies on every floor overlooking Berkeley Square, and 470 cycle spaces located in the basement.

A structural perimeter sway frame allows the building to be stable enough for an independent soft-core containing the building functions to the reconfigured or replaced without requiring wholesale demolition. Refined through a process of material and geometry testing, 539 precast columns and column heads were fabricated off-site before being transported, lifted, and installed with precision across ten floors to create the frame system. Combined with the detailed façade, the generous plan provides allows  for large light-filled floorplates.

The building is due to complete at the end of 2027.
