Regeneration masterplan by AHHM advances with co-living scheme proposals

The final phase in the 10-acre regeneration masterplan by Tenderstream member AHHM for Elephant Park in London has been submitted for planning approval. Developed for HUB, AHMM’s proposals transform a 1.2 acre site at Elephant & Castle into a mixed-use development comprising 678 co-living homes and social housing, a community health hub, and ground floor amenity, alongside an improved public realm.

The proposals mark a significant milestone in the final phase of the Elephant Park regeneration, building on its established build-to-rent offering with what will be Elephant and Castle’s first purpose-built co-living scheme. Plans also include the provision of one-, two- and three-bed affordable homes home site, 100% of which will be social rent. Generous outdoor amenity spaces include a shared podium courtyard, complete with a dedicated children’s play area, as well as two rooftop terraces.

The provision of a new community health hub, located on the ground and first floors of one of the buildings, responds to a long-standing need for improved healthcare infrastructure in the area to cater to its fast-growing population. The public realm design, led by landscape architects Gillespies, completes a vision for Elephant Park that prioritises community use and enhances connectivity to the wider neighbourhood.
