Progress on coastal regeneration designed by FCBStudios
An outline planning application has been submitted for the Porthcawl Waterfront Regeneration Masterplan, designed by Tenderstream member FCBStudios alongside The Urbanists. The vision reimagines the Welsh coastal town’s historic waterfront, transforming a brownfield site into a sustainable and inclusive destination with a mix of homes, leisure and community facilities, and public spaces.
The masterplan draws on familiar local memories: beaches, funfairs, the harbour and promenade, and reshapes them into a modern environment. Around 50% of new homes are proposed as affordable, with a 'local people first' approach to limit second homes and holiday lets. Leisure features, including a new lido, funfair attractions, outdoor entertainment areas and event spaces will support economic, social and cultural wellbeing.
The continuous seafront promenade and enhanced walking and cycling connections are intended to encourage active travel, reduce reliance on vehicles, and connect the town centre with the new waterfront community. Streets, parks and amenity zones are orientated to capture natural light, maximise sea views, and promote a climate-responsive public realm. Green corridors and restored natural habitats, including dune and coastal-edge ecosystems, are embedded into the plan to protect biodiversity and enhance resilience.
The ambition is to create a living waterfront that feels both rooted in local identity and open to future generations, a place where residents and visitors alike can live, relax, play and belong. Shaped by feedback from extensive public consultation over several years, the plans have been updated in response to feedback. Jayne Bryant, Cabinet Secretary for Housing and Local Government, stated: “By placing local people at the heart of regeneration, we are not only protecting the town’s unique character but also unlocking its full potential as a vibrant and welcoming place to live, work and visit.”
