Finalists announced celebrating sustainable & visionary design excellence
The finalists have been announced for the MIPIM awards 2025, with six projects designed by Tenderstream members making it through to the shortlist. Created in 1991, the MIPIM Awards celebrates the industry's most useful, sustainable and visionary projects, with the jury focusing on submissions that seek to enhance the built environment’s prospects in line with Environmental Social and Governance (ESG) goals. Winners will be announced on the 13th March at MIPIM 2025, which takes place at the Palais de Festivals in Cannes.
The shortlisted projects designed by Tenderstream member architects are as follows:
Best Conversion
Terminal Warehouse in New York, USA, by COOKFOX Architects
In the largest adaptive reuse project in NYC in recent history, the historic Terminal Warehouse in West Chelsea has been repaired, while simultaneously transforming it into a high performance workplace and retail destination. Constructed in 1891, the former freight facility was an integral hub for shipping goods, subsequently used for self-storage and home to a famous nightclub. The redevelopment delivered 12 modern office floors and carved out the centre of the massive structure to form a central courtyard, bringing sunlight to the depths of the building.
Best Cultural, Sports and Education Project
The Opera Park in Copenhagen, Denmark, by Cobe
The Opera Park, located beside The Royal Danish Opera, was a modest lawn that stood vacant for 20 years. It has been transformed into a lush oasis in the city's heart - serving as a green counterpoint in the otherwise densely built inner harbour. Inspired by historic Copenhagen gardens, the design divided the space into six unique gardens connected via meandering paths and organically shaped flowerbeds. Also featuring a central greenhouse with a café and underground parking, the new park is a vibrant year-round destination.
Best Industrial & Logistics Project
Wildflower Film Studios in New York City, USA, by Bjarke Ingels Group
The Robert de Niro-led Wildflower Studios is a commercial film studio in the Ditmars-Steinway neighbourhood of Astoria, Queens. Film studios are typically organized side by side on large lots, allowing for trucks to deliver goods and services directly to each stage. In the dense urban environment of New York City, BIG reimagined this arrangement to the house future of film within a reduced footprint. As the city’s first immersive environment for filmed entertainment of its kind, the new vertical media production village will be home to storytellers working across all mediums.
Best Mixed-Use Project
Wonderwoods in Utrecht, the Netherlands by Tendestream member MVSA and Stefano Boeri Architetti
Wonderwoods, a mixed-use development near Utrecht Central Station, features a unified concept brought to life by two distinct architectural designs. One tower embodies a lush vertical forest, while the other offers a transparent oasis integrating nature indoors. Spanning 80,000 sq m, Wonderwoods transforms the urban landscape by integrating living, working, culture, and leisure into a vibrant, nature-centric community. Conceived through a municipal tender for a Healthy Urban Quarter, the development fosters a harmonious coexistence between people and nature.

Maple House in Toronto, Canada, by Cobe
Maple House is a pioneering residential community that embodies an egalitarian ethos, with 30% of its apartments designated as affordable housing. Through a “checkerboard” approach, market-rate and affordable units are integrated throughout. All units are finished to the same standards, and every resident enjoys equal access to the same amenities. Nearly half of the building’s 770 rental units feature two- to four-bedroom layouts, offering options for families at both market and below-market rates. Together, the buildings form a complete community in a showcase of urban transformation.

Booking.com City Campus in Amsterdam, The Netherlands, by Tenderstream member UNStudio and HofmanDujardin
Located at the tip of Oosterdokseiland — one of Western Europe’s largest urban developments — the Booking.com City Campus is a dynamic space for over 6,500 employees. Designed by architect UNStudio and lead interior architect HofmanDujardin, this 65,000 sq m campus prioritises sustainability, health, and inclusivity, offering a cutting-edge working environment, while reaching achieving a BREEAM Excellent design certification. Environments with stairs, bridges, and galleries promote physical movement, while flexible work floors offer spaces that empower employees to ‘design their day’.
