Landscape-led plan set to regenerate post-war neighbourhood
Proposals created by Tenderstream member Allford Hall Monaghan Morris (AHHM) for the regeneration of the West Kentish Town Estate and construction of up to 856 homes have been submitted to the London Borough of Camden. Built in 1964, the estate was a response to post-war housing need, consisting of 316 homes in blocks which now fail to deliver modern-day standards of living. The regeneration is expected to provide suitably sized, energy efficient, safe and accessible homes that support residents’ wellbeing.
AHMM’s masterplan proposals are landscape-led, setting out a clear framework with an emphasis on connectivity to the surrounding area, which is defined by a series of routes and thoroughfares. Key routes and a series of public spaces converge on a generous central open space, strategically located at the heart of the development. This arrangement is intended to foster diverse amenity spaces and cultivate a strong sense of community. An eight-phased strategy has been planned for the project in order to minimise disruption. New residential blocks will be built for existing residents before the old ones are demolished.
Central to the plans is a commitment to sustainability, addressing key areas such as water management, smart technology, materials, occupant health, biodiversity enhancement, and green mobility initiatives. The energy strategy prioritises minimising carbon emissions through passive design and the integration of energy-efficient systems including heat pumps and photovoltaic panels.
When discussing the Borough of Camden’s ambitions for the estate in 2022, Councillor Danny Beales, Cabinet Member for New Homes, Jobs and Community Investment, stated: “Together with residents we have created plans to build; larger homes that will lift families out of overcrowding and give them the space they need to grow; energy-efficient homes that will help them to tackle rising bills and to lower their carbon emissions; and a modern estate that will meet the highest standards of design, use green technologies to help us to combat climate change, and provide residents with more green spaces and safer streets.”
