KAAN Architecten celebrate progress on ambitious mixed-use tower

A major mixed-use development designed by Tenderstream member KAAN Architecten has received both building permission and zoning approval from the municipality of Rotterdam. Located in the heart of the city, the ambitious Lumière project by developers Manhave Vastgoed and VORM Holding brings together 263 apartments, a 160-room hotel, retail spaces, offices, and recreational areas within a striking 155m tower. 

Positioned between busy city streets Lijnbaan, Kruiskade and Karel Doormanstraat, the tower features a sleek natural stone facade that increases in transparency towards the top. Penthouses and shared spaces for residents are situated at the apex of the building, providing common areas and a winter garden. Commercial functions and facilities occupy the ground floor, along with a large atrium at the foot of the tower that leads to the hotel, offices and apartments. Green accessible terraces with seating areas run along the courtyard and up the tower, embedding the project in the natural environment of Rotterdam.

Managing architect Aldo Trim stated: "With the adoption of the zoning plan for Lumière, a crucial step has been taken for this project after nearly seven years of planning. From day one, the ambition was to provide a qualitative boost to this part of the city and breathe new life into the Lijnbaanhof. Over time, a high-rise development emerged as a strong strategy for densification on this site, though not an obvious one. Together with the municipality, Manhave/VORM and the design team, extensive work has been done to ensure a seamless integration into the surroundings and to minimize disruptions. Lumiere combines a cosmopolitan stacking of urban functions with a new passage and a significant rooftop garden. We now hope to move forward quickly with this challenge and develop the design towards realization."
