Progress continues for one of China’s ‘most expensive mixed-use developments’

The first phase of the K. Wah G72 project designed by Tenderstream member UNStudio has topped out in Nanjing, reaching a height of 110 metres. With the overall scheme aiming to be one of the most expensive mixed-use developments in China, phase one includes two apartment towers and an office tower, alongside commercial and cultural functions.

Located in Hexi New District - one of the core new hybrid city centres built by the Chinese government - the design challenge was to create a rational layout for the plot, which is divided into four sections by a river and a planned road. UNStudio’s design envisions a dynamic waterfront community characterised by a low density working-living environment amidst lush greenery. A multi-layer transportation network includes a direct connection with the underground public transport system, while waterfront footpaths and bridges create accesssible routes for pedestrians.

The office towers to the north of the waterway overlook the skyline, while four further towers on the opposite side of the river contain two serviced apartment buildings, a company headquarters, and a luxury hotel. Retail podiums at the intersection of the main waterway and green platforms create a distinct garden-like shopping-living experience. An on-site centre for contemporary art features a streamlined and rhythmic design with a transparent glass façade to attract a wider public audience.

Hannes Pfau, partner at UNStudio, stated: “UNStudio’s vision is set to realise a future-oriented, multi-purpose community, which will contribute to Nanjing’s ambitious urban development goals. The design aims to create a synergy between building scale and human scale, bringing a healthy and pleasant working, shopping and living environment for residents, visitors and creative professionals. The development will offer diversified value to this historical location, in terms of a new identity for the community and city.”
