New developments announced for historic Detroit neighbourhood

City Growth Partners to deliver $56m housing schemes

The newly established real estate development company City Growth Partners (CGP), in cooperation with the City of Detroit, announced yesterday that it will construct two new residential developments in the historic Brush Park neighbourhood. Founded last year, CGP intends to focus on schemes that make a positive economic and social impact on their surrounding locations. Moddie Turay, CGP Founder and Principal Partner, stated: “An essential element of City Growth Partner’s design process will be community engagement across all phases of both projects.” 
 
In response to a RFP issued by the City of Detroit in November 2017, CGP was selected to transform a 1.1-acre parcel of vacant land into a two-building rental development with shared retail and outdoor space and 127 spaces of underground parking. The roughly $51.3 million development, named Brush House, will be designed by Morris Adjmi Architects, a New York City-based architecture and design firm experienced in delivering contemporary reinterpretation of historic buildings. Adjmi’s design, his first in Detroit, emphasises an active indoor-outdoor environment for local residents, while also aiming to create a vibrant urban scene to attract visitors. Of the 178 units, 20% will be set aside for affordable housing.

CGP will also develop a 9,760-square-foot empty lot into eight luxury townhouses at an anticipated cost of $4.7 million. Led by DEP Design from Washington DC, the Brush 8 scheme will include aspects of both single and semi-detached homes, with each 4-story townhouse featuring a garage, a penthouse set back from the street and a private rooftop terrace. Overall, the design will reflect the look of Brush Park during the mid-20th century. David Laurence Howell, CGP Principal Partner, commented: "We want to ensure that the voices and stories of Brush Park are not only embraced but also reflected in these landmark developments. We look forward to finding unique opportunities for integrating the ideas and stories of the Brush Park community into the final construction.”

Both developments are set to proceed through the design, approvals and permitting process until August 2019, with an anticipated groundbreaking in March 2019 for The Brush 8 and September 2019 for Brush House. The projects’ openings are planned for January 2020 and September 2021 respectively.
